Seddons Property Litigation Partner, John Midgley, was invited to lead a syndicate at the recent conference of the Association of Leasehold Enfranchisement Practitioners (ALEP) on the topic "Is Right to Manage (RTM) really the cheap and easy solution?"

It was a lively discussion attended by specialist solicitors and valuers.
 
There was no simple answer to the question posed and much would depend on the particular needs of the flat owners, their objectives and the nature of the block in which they owned a flat.
 
RTM could be a "quick fix solution." It may transform management, offer a stepping stone to collective enfranchisement and was often cheaper in that a premium is not paid to the landlord.
 
However, it would not tackle ownership or lease length.
 
John says: "At the end of the day, flat owners will need knowledgeable advice about all possible options in order to see which process best suits their needs."
